商业银行住房抵押贷款的分析

摘要

美国次贷危机引发的金融风暴给美国乃至全球的金融市场都带来了巨大的影响。此次次贷危机的爆发的主要原因是由美国利率大幅度上升、金融衍生产品的过度创新以及美国过于廉价的信用体制等。近年来,我国房地产行业迅速发展,人们购房的需求也日益增加,而且现在房价不断的上涨,导致商业银行的贷款量增大,同时,给我国的住房抵押贷款市场也带来重大的风险隐患。因此,商业银行应加强对个人住房抵押贷款的风险管理,确保我国住房抵押贷款市场的健康发展,为能有效维护我国商业银行业良好的发展,对我国商业银行住房抵押贷款的现状进行风险分析并寻找有效地措施来防止不利事件的发生,对于中国是一个迫切而又十分重要的新课题。本文首先分析我国商业银行住房抵押贷款的发展现状,然后说明加强住房抵押贷款风险管理的必要性,最后从住房抵押贷款所面临的各个风险入手进行风险管理分析。

ABSTRACT

The United States sub-loan crisis triggered by the financial turmoil to the United States and the global financial market has brought a huge impact. The main reason for the outbreak of the subprime mortgage crisis by the United States of America, is rising interest rates substantially over the innovation of financial products and the United States of America too cheap credit system. In recent years, China's real estate industry is developing rapidly, people purchase demand is increasing, and now housing prices continue to rise, resulting in lending by commercial banks

Therefore, commercial banks should strengthen the risk management of personal housing mortgage loans, to ensure the healthy development of the housing mortgage loan market in China, in order to maintain the development of the Chinese Commercial Bank of good, the status of housing mortgage loans in China's commercial banks to the risk analysis and to find effective measures to prevent the occurrence of adverse events, for while China is an urgent and important issue. This paper first analyses the status quo of the development of housing mortgage loans in China's commercial banks, and explain the necessity of strengthening the housing mortgage loan risk management, the risk finally facing from the housing mortgage loan risk management analysis.
