IftheTenantshallfailtopaythe Rentwithin7daysfromthe duedate,the Landlordshallhavetheright toinstitute
appropriateactionto recoverthe Rentandall costs,expensesandother outgoings
soincurredbytheLandlordinrelationtosuchactionshallbeadebtowedbytheTenanttotheLandlordandshallberecoverabl
einfullbytheLandlord.
租客须在租期内每个月份第一天上期缴付指定的租金予业主。倘租客于应缴租金之日的七天内仍未清付该租金，则
业主有权采取适当行动追讨租客所欠的租金，而由此而引起的一切费用及开支将构成租客所欠业主的债项，业主将
有权向租客一并追讨所欠款项全数。
2.TheTenantshallnotmakeanyalterationand/oradditionstothePremiseswithoutpriorwrittenconsentoftheLandlord.
租客在没有业主书面同意前，不得对该物业作任何改动及/或加建。
3.TheTenantshallnotassign,transfer,subletorpartwiththepossessionofthe
Premisesoranypartthereoftoanyotherperson.ThistenancyshallbepersonaltotheTenantnamedtherein.租客不得转让、
转租或分租该物业或其他任何部份或将该物业或其他任何部份的占用权让予任何其他人等。此租约权益为租客个人
拥有。
4.TheTenantshallcomplywithallordinances,regulationsandrulesofHongKongandshallobserveandperformthecovenant
s,termsandconditionsoftheDeedofMutualCovenantandSub-
DeedofMutualCovenant(ifany)relatingtothePremises.TheTenantshallnotcontraveneanynegativeorrestrictivecovena
ntscontainedintheGovernmentLease(s)underwhichthePremisesareheldfromtheGovernment.
租客须遵守香港一干法律条例和规则及该物业所属的大厦有关的公契内的条款。租客亦不可违反属该物业地段内的
官批地契上的任何制约性条款。
5.The Tenantshallduring the Termpayanddischargeall
chargesinrespectofwater,electricity,gasandtelephoneandothersimilarchargespayableinrespectofthePremises.租客须
在租约期内清缴有关物业的水费、电费、煤气费、电话费及其他类似的杂费。
6.TheTenantshallduringtheTermkeeptheinteriorofthePremisesingoodandtenantablerepairandcondition(fair wearand
tearand damage causedby inherent defects
excepted)andshalldeliverupvacantpossessionofthePremisesinthesamerepairandconditionontheexpirationorsoonerd
eterminationofthisAgreement.租客须在租约期内保持物业内部的维修状态良好(自然损耗及因固有的缺陷所产生的损
坏除外)并须于租约期满或终止时将物业在同样维修状态下交吉回业主。
7.TheTenantshallpaytotheLandlordtheSecurityDepositsetoutinScheduleIforthedueobservanceandperformanceofthet
ermsandconditionshereincontainedandonhisparttobeobservedandperformed.Providedthatthereisnoantecedentbreac
hofanyofthetermsandconditionshereincontained,theLandlordshallrefundtheSecurityDeposittotheTenantwithoutinte
rest within30 daysfromthedate
ofdeliveryofvacantpossessionofthePremisestotheLandlordorsettlementofanyoutstandingpaymentowedbytheTenant
totheLandlord,whicheverislater.IftheRentand/oranychargespayablebytheTenanthereunderorany
partthereofshallbeunpaidfor seven(7) daysafterthe sameshallbecomepayable(whetherlegallydemandedornot)or
iftheTenantshallcommitabreachofanyofthetermsandconditionshereincontained,itshallbelawfulfortheLandlordatany
timethereaftertore-enterthePremiseswhereuponthisAgreementshallabsolutelydetermineand
the Landlordmaydeductanylossordamage sufferedbytheLandlordas aresult oftheTenant’sbreachfrom
theSecurityDepositwithoutprejudicetoanyotherrightofactionoranyremedyoftheLandlordinrespectofsuchbreachofth
eTenant.
租客须交予业主保证金(金额如附表一所列)作为保证物业租客遵守及履行此租约上租客所需遵守的条款的按金。若租
客在租期内并无干犯此合约内任何条款，则业主须于收回交吉的物业或一切租客欠款后(以较迟者作准)三十天内无
息退还该保证金予租客。但若租客拖欠根据此合约需要支付的租金及/或其他款项超过七天(无论有否以法律行动追讨)或若租客违反此合约内任何条款，业主可合法收回该物业而此租约将立被终止；业主可从保证金内扣除因租客违约
而令业主所受的损失，而此项权利将不会影响业主因租客违约而可采取的其他合法行动的权利。
8.ProvidedtheTenantshallhavepaidtheRentandotheroutgoingsonthedaysandinthemannerhereinprovidedandobserveda
ndperform
thetermsandconditionshereincontainedandonthe Tenant’sparttobeobservedandperformed,theTenantshallpeacefully
holdandenjoythePremisesduringtheTermwithoutanyinterruptionbytheLandlord.
若租客按时清缴租金和杂费及没有干犯此合约内任何条款，则业主不得在租约期内干扰租客享用该物业。
9.TheLandlordshallkeepandmaintainthestructuralpartsofthePremisesincludingthemaindrains,pipesandcablesinproper
state ofrepairprovidedthatthe
Landlord’sliabilityshallnotbeincurredunlessanduntilwrittennoticeofanydefector wantofrepairhasbeengivenbytheTe
nanttotheLandlordandtheLandlordshallhavefailedtotakereasonablestepstorepairandremedythesameafterthelapseofa
reasonabletimefrom thedateofserviceofsuchnotice.
业主须保养及适当维修物业内各主要结构部份(包括主要的排污渠、喉管和电线)。唯业主须在收到租客的书面要求
后才会有责任在合理时限内将有关损坏维修妥当。
10.TheLandlordshallpaythePropertyTaxpayableinrespect ofthePremises.
业主负责缴付有关该物业的物业税。
11.TheStampDutypayableonthisAgreementinduplicateshallbebornebytheLandlordandtheTenantinequalshares.
业主及租客各负责属此合约一式两份的印花税一半费用。
