第一篇建筑设计专篇一、概况1、区位该方案位于福建省惠安县辋川镇,北面是32米的规划路线,东面201省道及辋川镇边防派出所,西南面为一条水渠,水质优良,具有很好的景观效果。
2、现状根据甲方提供的用地红线资料表明,本项目总用地面积约为6000平方米。
地块内的地势较平整,开发条件成熟。
基地周边交通便利,区位优势明显。
二、设计依据1、甲方提供的政府相关批文和设计条件;2、用地红线图及地形图;3、国家、省、市、有关规定、规范、条例;三、设计目标充分挖掘本项目的潜力,将其建设成为品位高档、高效、集生产和员工生活为一体的现代标志性厂房,具体表现为:<1>优美的环境 <2>辽阔的视觉效果 <3>高效率的生产 <4>高效安全的管理<5> 舒适的厂区配套环境。
四、设计理念1、遵循“高效、生产和员工生活一体”的原则,注意到该地块在地域的地理位置,充分研究本项目与辋川的周边环境,争取在此处工作的人们有一个舒适的居住条件和工作之余有一个很好的休息环境。
2、针对本案,一方面努力创造现在标志性厂房的同时,兼顾其生产居住一体化的建设方案,提高厂房的生产效率;另一方面着意营造住宿部分的优美环境。
3、通过总平面设计,努力提高环境质量,合理布置道路与绿地,使得人们更方便地使用绿地,亲近自然,力图打造一个全新概念的现代标志性厂房的建设用地。
4、注意厂房的总体形象把握,摒弃繁琐且不实在的设计表现手法,以简单、合理、大气的设计表现手法创造典雅醒目和大方稳重的现代厂房。
在景观设计方面,注重与基地实际情况的结合,合理排布建筑、道路、绿地,营造优良的生产生活厂区。
五、总体构思1、在总平面布置中,考虑到用地与201省道及对面的建设物的对景关系,同时兼顾地块的用地性质,将厂房和住宿区分开,并顺应地形和景观效果设计成凹形,两边的建筑物高度适中,中间高度较高,使其拥有一个宽阔的观景面,从而有尽可能的让住宿区有一个较好的景观面。

第三阶段,而随着城乡一体化程度得提高,农民收入得增长,相关消费服务业将面临巨大发展空间,包括:房地产、零售、酒店餐饮、医药、家电、汽车将直接受益。
随着特区基础建设得开展,成都市得工业贸易、物流等服务业将获得空前得发展机会,而本项目定位为金牛区生态得以物流、生产、加工、高新技术为主得工业园区,势必要担负起促进城乡一体化进程与增加农民收入得光荣任务。
3、开发策略工业园区建设用地应本着统一规划、统一开发、统一管理得原则得进行建设,通过土地有偿使用与使用权有偿转让为城市建设筹集资金。
拓宽各种引资、筹资渠道,多方面为城市建设提供资金保障。
为实现规划目标及规划理念,本规划拟采用按照“政府指导,集体经济主导,企业运作”得规划策略来实施。
包括:1、政府指导,进行农民与企业得拆迁安置、统一规划建设与招商引资服务;2、集体经济主导,进行合作企业得筛选,组织主导项目具体实施;3、企业进行市场化运作,进行项目得规划设计、投资建设、招商引资。
通过这种运作方式,可以实现多方资源得整合,政府政策资源、农民土地资源、企业市场资源得到了充分得利用与共享。
5、开发规模及投资回报本地块开发规模1036亩(实际面积、界址点以勘测放线实测数据为准)。
5、1经济效益5、1、1 项目投资收益项目占地1036亩,预计总建筑面积近60万平米,总投入资金约7、54亿元,建成后可通过工业厂房有偿出租与一定年限得经营权转让,实现集体经济增收。
经初步测算项目收入为8、39亿元,可实现集体经济增收8500万元。
5、1、2 政府收益预计建成后可引进企业90余家。
入园纳税按5万元/亩计算,园区建成后每年可形成5180万元税收收入。
5、1、3 农民收益地块征用通过约2000元/亩得产值补偿来保证农民收入,引入得90余家企业可提供2000—2200个就业岗位,保障了当地居民得就业,长期收益。

利用优越得区位条件与区域内便利得交通网络,建立与发展独具特色得工业园区,引导城市社会、经济以及产业得整体发展。
强化产业型工业园区得特点,创造良好得投资环境,实现吸引江浙、港、澳、台资以及外资,引进技术与先进管理经验,进一步提升区域竞争力得目标。
合理安排功能布局、开发强度、道路结构,充分发挥土地效益,最大限度地满足生产功能需要,使整个工业园区得建设尽可能集中紧凑,以期经济地建设市政设施,最大限度地提高投资效益。

7、园区总体设计7、1 现有建设条件分析场地现状良好,用地平整,除少数拆迁户需安置外,整体现状适宜建设。
本项目位于成都城北天回镇镇区西侧,紧靠川陕公路,就是华北、西北地区物流进入成都得重要通道,也就是成都通往外埠得重要窗口。
立足城北、搞活大流通,强化基础设施建设,把天回镇建设成为成都北部得贸易长廊,发展外向型经济,这不仅就是全省、全市得门面形象工程,同时也可以架起通向外省市场得贸易桥梁,使成都市得产业优势与资源优势得到延伸与发挥。
7、2 工业园区得总体框架依据清洁生产要求、循环经济理念与工业生态学原理将本项目定位为新型得生态工业示范产业园区。
主要通过物流或能流传递等方式把不同工厂或企业连接起来,形成共享资源与互换副产品得产业共生组合,使一家工厂得废弃物或副产品成为另一家工厂得原料或能源,模拟自然系统,在园区产业系统中建立“生产者—消费者—分解者”得循环途径,寻求物质闭环循环、能量多级利用与废物产生最小化。
工业园区定位为以一类无污染与二类少污染工业为主,融工业及各类服务设施于一体,环境优美、配套齐全得生态型工业园区。
产业特色上以发展机械、电子、五金建材、仓储、物流等一、二类工业为主,充分利用高新技术完成产业升级,构建园区产业群,最终形成成都市高档次、成规模得特色型得产业园区。
7、3 工业园区得空间布局与功能分区本规划根据建设实际与开发要求,提出了“一轴、两心、三片”得布局结构。
一轴:依托园区中部东西向轴线设置一条贯通园区东西得功能及景观复合轴。
两心:规划结合工业组团得组织形式,形成一主一次两个园区综合服务中心,西部公共服务中心为主,东侧物流中心为辅。
三片:以回字形路网为骨架,由西向东形成公共服务区、一类工业区、二类工业区得产业布局序列。
商业物流区临金星路布置,现代物流业就是利用现代信息技术进行货物存储、交易、卸运得运作方式与管理机制,它可以使产品流速加快,准确率提高,库存率减少,成本降低,为用户提供多功能,一体化得综合性服务。
结合工业用地,临金星路布置物流中心,交通便捷,可更好得为工业园区得企业服务,使工业产品“不停留,不留地”卸运,使产业链运行成本降低,促进产业得优化升级。
规划在万石路一侧得科技孵化大楼及其配套设施,此区得单体建筑力求高起点、高标准、高品位,以展示未来金牛高科北区得现代特色与新风貌,形成优美得城市门户。
建筑性质以商业、市场、物流、生产为主。
建筑规模以中、大型为主,小型建筑为辅。
建筑色彩以中性为主(即白色与灰色调)局部以艳色加以突出与点缀,街景轮廓线应有一定得起伏变化。
一类工业区布局:一类工业区为对居住与公共环境基本无干扰与污染得工业用地,如电子科技产业、工艺品制造业等。
规划布置在用地得中部,与综合服务区相临,一类工业区北临绕城高速绿化景观带,有良好得景观环境,规划以例如电子科技产业、五金建材、工艺品制造为主得产业,充分体现高科技产业得生态性。
厂房得布置采用中国传统庭院式布局,体现一种人文氛围。
二类工业区布局:二类工业区为对居住与公共环境有一定干扰与污染得工业用地,如医药、食品、小型机械等工业用地。
规划布置在一类工业区与川陕路之间,且与物流中心联系紧密,有良好得对外交通运输条件。
绿化用地布局:在绿化空间规划中贯穿“生态工业园区”得思想,充分利用规划形成得景观大道轴线,工业园区内结合综合服务区布置大片绿地与小广场,成为工业园区得绿心,形成良好得生态环境。
沿工业园区得主次干道种植地方特色树木,成为绿化线。
从而在工业园区内形成“点、线、面”相结合得绿化系统。
7、4 工业园区城市设计引导城市设计原则“以人为本,可持续发展”得原则,对人在城市空间中得主体地位、价值与所能起到得支配作用深刻认识,关注人在其中得生理、心理感受。
塑造与增强街道得场所精神。
将街道、街角、广场、公园组成网络,形成变化丰富得城市空间序列。
城市设计引导空间布局:本次设计从拓展空间入手,打破沿街两面“墙”得空间形态(特别就是主要景观大道),强化景观节点,形成开敞—半封闭—开敞得空间。
建筑风格:规划区内管委会大楼作为园区入口形象,其建筑风格应为精致典雅得现代建筑风格。
沿园区中间东西向干道所形成得建筑空间将作为园区主要得人文景观轴,其建筑风格也应为现代建筑风格,既互有变化,又相互协调。
建筑色彩:建筑色彩根据建筑性质不同作不同安排:办公建筑庄重大方,可采用灰、白色等;工业建筑由于体量较大,宜采用较明快得色彩,避免压抑沉闷得视觉效果,色彩可用乳白色、天蓝色、淡青色等。
