10. Service commission: the lessor and the lessee shall each pay to the intermediary the

commission equivalent to half a month rent (if such amount is less than RMB2,000 Yuan, each party shall pay RMB2,000Yuan).

11.违约条款：租赁双方确认均已对上述物业之租赁条件达成一致，如因租赁双方中

任何一方原因，使该物业不能顺利成交，均须支付居间方人民币肆万伍元整（￥ 45000.00 ）作为违约金。

11. Breach of contract: The lessor and the lessee hereby recognize a mutual agreement is

reached concerning the terms and conditions for lease. In case the deal fails to conclude through the fault of either party, the breaching party shall pay the intermediary RMB____Yuan only (in figure____) as the penalty.

12.若本确认书中文、英文版有相冲突之处,以中文版为准。

12. In case of any discrepancy between the English version and the Chinese version of this

Lease Confirmation, the Chinese version shall prevail.
