出租方与承租方于2015年9月15日双方协商一致,就以下条款达成协议。

The Lessors with renting the side achieved consistently to the following provision in Sept. 15, 2015.

1.甲方同意将康营家园7区1号楼1单元1002室及其设备良好的状态下租给乙

方。

Party A agrees to Room 1002, Unit 1, 1# Area 7 of KangYing community, and equipment good condition to party B.

2.租赁期自2015年9月15日至2015年9月15 th届时本合同自然终止

3.租赁期满,甲方有权收回全部出租房屋,乙方应如期交还。乙方如需继续承

租,需在本合同期满50天前,向甲方提出书面通知。租金以双方协商而定。

5.租金按季度支付,必须于每交付期3 LI前付清。如乙方逾期未付,需按月交付0.5%滞纳金,超过七天未付,视为自动退租并按合同条款规定。

6.在本合同有效期内租金不予调整。

The rent in the contract within the effective date will not be changed.

7.押金。乙方同意支付1个月房租计人民币巻仟元整作为押金(押金由居住人自行支付),自本合同签定日支付与甲方。合同期满,乙方如不再续租,甲方应在十天内(在乙方将全部电话费,水电费和煤气费付清后)将押金反还给乙方(不计利息)0

8.乙方如违反合同规定发生费用开支,甲方可以扣留部分押金抵付。

If party A happened is not covered by the contract costs, party a may withhold part of the deposit in compensation.

9.在租赁期内,如乙方提前终止合同,押金不予返还。

In the lease term, if the party B terminates the contract, the deposit will not be returned.

10.乙方所用电活费,按电信局收费标准,每月根据实际使用量计算,乙方根据费用清单结算。Phone. According to the charge standard

11 .租赁期内,乙方所用水,电,煤气,电视收视费,供暖费,物业管理费,按实际发生费用结算,乙方根据费用清单结算。

12.出租人(甲方)责任:租赁期内甲方不得无故收回房屋,如甲方屮途收冋房屋,乙方有权拒绝。

back the house for no reason, like the Parly A midway takes back the house, the Party B can reject.

13.承租人(乙方)责任:乙方应按照本合同条款规定支付租金,押金及其他费用。如有拖欠,则作违约处理,租赁期内未经甲方同意,乙方不能转让其所租房屋,私自转让无效。

Tenant responsibility(Party B): The tenants should according to contract provision rental payment, other deposit and expenses. If falls behind, then makes dealing with breach of contract, in the renting time the first party had not agreed that the second party transfers this house, the decision is secretly invalid.

14.乙方应爱护房屋及其设备,如因使用不当导致损坏,应予赔偿。乙方不应改变原有房屋设施。

The party B should cherish the house and equipment, if because of using causes the damage improper, should compensate. And, the party B should not change the original building facility.

15.租赁房屋过程中,承租人必须严格遵守物业管理规定,中国宪法,法律,细

4、乙方不得在该物业之内任何地内存放违反危险品条例之物品,例如军械、火药、璜硝、

汽汕,有爆炸危险性的物品及挥发性之化工原料等等,另乙方不得在该物业内做任何违反中国法律行为。否则,一切后果,由乙方负责。

Party B shall not store arms, ammunition or unlawful goods, gunpowder, saltpeter, kerosene

or any explosive or combustible substance, etc- in any part of the said premises, the tenant or inmate shall not use the said premises for any illegal purposes, for violation against the law of People" s Republic of China in any part of the said property, Party B shall be answerable and responsible for any consequence of any breach of local ordinance.

5、乙方须正确维护该物业内甲方所提供之家具、电器、装置及设备、该物业之原来一切设

备如有因非正当使用造成的损坏,乙方须负责修理或赔偿。

To keep the interior of the said premises and furniture, fixtures and

fittings provided by Party A in condition of normal use throughout the tenancy, if any damages made by any abnormal use, Party B is responsible for the repair or reimbursement.

6、乙方不得拒绝甲方派谴之人员,在适当时间入屋检视该单位近况或进行任何

修理工程。

Party B shall permit Party A and its agents with or without workmen or others and with or without appliances at all reasonable times to enter upon the said premises and to view the condition thereof and to take inventories of the fixtures therein and to carry out any repairs to the premises which Party A considers necessary or proper to be done.

7、当租约期满或终止前X个月,甲方有权在不骚扰原则下,张贴招租告示于该

单位外,

乙方亦应准许甲方/代理人在合理时间内,带同新租客进入该物业视察。

During the X month immediately preceding the determination of the said term of tenancy, Party A shall be at liberty to affix and retain without interference or molestation on the door or the external parts of the said premises a notice for letting the said premises and the Party

B shall permit and allow all persons with written or oral authority from party A or its agent or agents at al1 reasonable hours of the day to view the said premises or any part or part thereof.

8、 租约期满,乙方如需延长租约,须在租约期满X 个月前以书面方式通知甲 方,经甲

方同意,乙方可以新订租金和租约继续入住该物业。

9、 乙方须自行投买风灾,水灾,火灾,盗窃,意外保障等等,乙方如在该单 位内有任何损失,

甲方不负任何责任。

Party B shall himself cover insurance for his own belongings against Typhoon, Depression, Storm, Flood, Fire, Theft, Accidents, etc. in relation to this Tenancy. Party A shall not be responsible for any damage or loss under all circumstances.

10、 乙方不得于单位内制造或容许制造噪音,异味或任何滋扰邻居或业主安宁 之举动,其中

包括拖欠租金。经警告后仍未有所改善,甲方有权终止租约。

五、租金及付款方式

6.2除合同另有约定外,乙方应于租赁期满之日与甲方点清室内设施,并付清所有应付费

用后,甲方当天将保证金全额无息退还乙方。

Unless other provided in agreement, Party A shall return to Party B the entire secu

rity desposit without interest thereon upon expiration of the tenancy or sooner deter

七、费用担保:

Payment:

7.1租赁期间物业费和取暖费(指集中供暖的)由甲方承担。

Durning the term of the tenancy, the property management fees and the heat-preservation

fees shall be paid by Party A.

7.2房屋的冷、热水、电、天然气消耗按每月査表实数由乙方支付。

The cold, hot water, electricity, and gas payment (for waler and tear) of the propert

y shall bo paid by Party B according to its actual payment per month.

7.3电话费、有线收视费按实际费用山乙方交付。

Party B according to its zctual payment shall pay the payment for telephone and internat

ional channel.

八、出租人的责任

Landlord" s obligations:

8.1甲方须按时将出租房屋及其设施以良好的状态交付乙方使用。

Party A shall deliver the leased property and the related facilities in good condition to Party B on schedule.

8.2租赁期内甲方不得收回出出租房屋(除非本合同另有规定)

Party A shall not take back the leased property durning the term of the tenancy. (Unless otherwise stipulated in this agreement)

8.3在乙方遵守本合同的条款及交付租金的前提下,乙方有权于租赁期内拒绝甲方或其他

人骚扰而安静亨用出租房屋。

Provided that Party B abides and performs the appendixes of the agreement and the pay

ment for the tenancy, Party B has the right to refuse the interruption from Party

A to enjoy the life satisfaction and peace.

8.4房屋基木设施利结构,甲方有修缮的责任并承担有关的费用,并对其做定期修缮。Party A is responsible for repairing and maintaining the basic facilities of the lease

d property and for bearing all costs thereto.

8.5甲方谨在此声明及保证甲方为出租房屋的合法拥有人并由合法地位出租此房屋与乙方。Party A hereby represents and warrants that Party A is the legal owner of the leas

cd property and has the necessary legal capacity to lease the property to Party B.

8.6如在租赁期内,租赁房屋发生所有权全部或部分转移、或其他影响乙方权益的事情时,

甲方应保证所有权人或者其他影响乙方权益的第三者,能继续遵守本合同所有条款,如乙方与本合同的权益人首次等所有权人或第三者所影响或损害,甲方须负责任补偿乙方的所有损失、损害、支出及费用。

If durning the term of the tenancy, all or part of the leased property is transferred

or Party B' s right to use the leased properly is attested, Party A shall ensure that such transferee or third party having an effect on Party B' s right to use the leased property will continue to abide by the terms of this Agreement. Party A shall also be liable to keep Party B be fully indemnified against any costs,expenses,losses, and damages suffered by Party B if any of Party B' s interests herein are affected or prejudiced by a third party.

九、承租人的责任:

Tenant' s Obligatons:

9.1乙方应按合同的规定,按时支付租金,保证金及其他各项应付费用。

Party B shall be responsible to pay all rents and fees in at timely manner accordin

g to the terms of the contract.

9.2乙方经甲方事先同意,可在承担租用房内进行装修及添置设备,租赁期满必须恢复原

状(正常损耗除外),并承担其费用,经甲方验收认可后归还甲方。

Party B with the prior consent of Party A, can renovate and install additional facili

ties in the leased property. Upon expiration if the tenancy the leased property shall be resumed to Party A in its original conditions (fair wear and tear exempted)and all expenses arising there from shall be borne by Party B.

9.3乙方应爱护使用租赁的房屋,如因乙方的过失或过错致使房屋及设施受到损失(正常

损耗除外)乙方应负赔偿责任。

Party B shall treat the leased property with care. Because of Party B' s negligence

or misconduct, the leased property and the related faci1ities suffer any damage(fair waer and tear exempted) Party B shall be responsible for compensating Party A for such damages.

9.4乙方应按本合同的规定合法使用租赁房屋,不得擅自改变其性质,不应存放中华人民

共和国法律下所禁止的危险物品,如因此发生损害,乙方?应承担全部责任。

Party B shal1 use the leased property legally as agreed in this agreement and may

not change such use on its own. Party B shal1 not store any dangerous items, which are prohibited by the laws in the People" s Republic of China in the leased property and shall be fully responsible for any damages or a result thereof.

9.5租赁期即将结束之口,经乙方同意,甲方可以带其他客户看房。

Upon expiration of the tenancy or sooner determination of this agreement, Party A

could take others to check the apartment with the Party B agreement.

9.6中英文条款及意思如有不一致之处,双方协调解决。

In the event that there is the conflict between the Chinese version and English version, i

n such case Party A and Party B shall go together and resolve the problem,

b、无故拖欠租金超过十五天

Fail to pay rent without any reasons more than 15 days after the due date. c、中途退租

To terminate the agreement durning the term of tenancy.

十一、适用法律

Applicable law:

本合同的成立,其有效性、解释、签署和解决与其有关的一切纠纷均受中国法律的管辖并依据中国法律并以中文为准。
