The security deposit shall be refundable upon the return of the Property in accordance with this Agreement.USE AND OCCUPATION:The Property shall be used and occupied solely for residential purposes. The Lessee shall not sublet, assign or part with the possession of the Property without the prior written consent of the Lessor.REPAIRS AND ALTERATIONS:The Lessee shall be responsible for maintaining the Property in good condition, reasonable wear and tear excepted. Anyalterations or improvements to the Property shall be made only with the prior written consent of the Lessor.EVACUATION:In case of termination of this Agreement, the Lessee shall return vacant possession of the Property to the Lessor, unless otherwise agreed in writing. All outstanding rent and charges shall be paid in full before final evacuation.INSURANCE:The Lessee shall maintain insurance on the Property for its full replacement value, including liability insurance for any claims arising from personal injury or property damage sustained during the term of this Agreement. Evidence of such insurance shall be provided to the Lessor upon request.DEFAULTS AND REMEDIES:If the Lessee defaults in any provision of this Agreement, the Lessor may terminate this Agreement and take possession of the Property through legal means. The Lessor may also seek monetary damages for any losses incurred due to such default.GOVERNING LAW AND JURISDICTION:This Agreement shall be governed by and interpreted in accordance with the laws of the State where the Property is located. Any dispute arising out of or in connection with this Agreement shall be subject to the jurisdiction of the courts located in that State.MISCELLANEOUS:This Agreement constitutes the entire agreement between the parties and no modifications shall be made thereto unless agreed upon by both parties in writing.
