结构设计使用年限为50年,建筑结构安全等级为二级,建筑地基基础教室等级为丙级,砌体结构施工质量控制等级为B级,建筑耐火等级为二级,本工程主体高度为9.450M,局部高度为12.650m。
±0.000相当于1985年国家高程3.300M。
2.基础为:柱下打桩基础。
桩型为PHC-400(90)A-C80,桩长29M,桩顶标高1.300M,桩数为100根。
单桩竖向极限承载力为1500KN。
桩生产厂家为嘉兴德鸿管桩有限公司。
3.主体结构为:框架结构。
本工程使用的钢筋规格有:Φ6江西萍钢4吨;Φ8山东日照14吨;睢宁宁峰产的Φ10钢筋4吨、Φ12钢筋16吨、Φ14钢筋12吨、Φ16钢筋26吨;Φ18,丹阳龙钢15吨;Φ20,丹阳龙钢48吨;Φ22,江苏如皋15吨;Φ25,扬州华航5吨。
混凝土采用苏州工业园区京浦混凝土公司生产的商品混凝土,混凝土标号除垫层用C15标号外,均采用C25。
4.内外墙均为填充墙。
墙体材料采用昆山马庄生产的水泥空心砖砌筑;水泥采用天茂牌32.5散装水泥;中砂采用湖北产黄砂。
5.门为自动卷帘门、窗塑钢窗。
门窗型材均选用海螺牌型材加工制作。
6.水卫,本工程室内水卫为厕用给排水。
室内给排水管材均采用苏狮牌PVC管材。
根据建设方要求,本建筑为对外招租厂房,室内给排水管道只引入,不安装卫生洁具,由使用厂家用作二次安装。
7.电气,本工程电气安装为工矿防爆灯、办公区安装日光灯照明及应急灯。
车间照明灯具采用常州武进南亚照明电器厂生产的工矿灯具;开关、插座均采用上海奇胜牌产品;日光灯采用佛山信华电器公司生产40W荧光灯具;电线采用江苏亨通电力电缆有限公司生产的BV2.5MM2绝缘电线;应急灯采用江门敏华电器公司生产的M-ZFZD-E5W093型消防应急灯。
二次配线管采用苏州海峰塑料制品厂生产的PVC20/25电工绝缘套管。
8.本工程抗震设防等级6度,防火等级为丁类,二级,工程自2012年4月14日开工至2013年3月10日完成。
(三)本工程已具备竣工预验收条件:1)建筑工程和安装工程已全部完成(甲方指定去项的除外);2)质量保证资料基本齐全,并整理装订成册;3)各种管线设备已完成并已进行通水、试压、通电、通球和照明线路绝缘测试;卫生间已泼水试验符合要求;4)建筑垃圾等杂物清理干净,达到窗明、墙洁、地净;5)备有单位工程及各分部、分项工程企业自评资料;6)施工单位已自验通过。
二、竣工预验收经过本工程由施工单位自检达竣工验收条件后报本监理部,竣工预验收由苏州华峰建设工程管理有限公司监理公司的竣工预验收小组组织了建设单位、施工单位项目经理(包括施工单位有关人员)、设计单位、地质勘察单位及现场有关人员等参加。
工程竣工预验收依据:设计文件、有关变更、施工合同、工程建设有关标准、工程质量验收规范等。
竣工预验收工作分为技术资料验收和工程实体验收两部分。
技术资料预验收组主要审核施工单位报送的质量保证资料,分部分项工程情况表、观感项目、实测点记录、评分表等各类表格;经核查资料基本齐全、数据准确符合验收要求;工程实体预验收组主要分段认真检查各分项工程的质量、使用功能,并对六个分部工程进行具体详细的验收检查。
现将各分部工程的验收情况,作分述如下:1)地基与基础分部工程:已分阶段进行验收评述,详见《基础分部工程质量评估报告》。
因此,本项目的地基与基础分部通过验收。
2)主体结构分部工程:该分部工程已于2012年10月8日通过主体分部验收。
对主体工程的进场钢筋原材的核查。
本项目的主体分部工程使用的钢筋,均按规定的数量、批次、规格、炉批号等进行见证取样送检,钢筋原材现场共见证送检23次,试样结果经检测均为合格。
水泥多孔砖、砂、水泥、保温板、防水卷材等均原材进场后,均按规定进行见证取样送检,共见证送检5次,检测结果均为合格。
现场混凝土均采用园区京浦混凝土公司生产的商品混凝土。
使用前,厂家的混凝土产品合格证等资料均已进行了审查,并按规定对现场混凝土进行了抽验,坍落度等指标均符合要求。
现场梁、板、柱的混凝土浇筑均按规定制作了砼试块,本工程共见证送检砼试块20组,经检测,结果均符合设计要求。
本工程主体框架结构的钢筋混凝土子分部,经5个分项的验收检查,结果均为合格。
现场对主体工程的实体进行了外观检查,未发现较大的蜂窝、麻面等现象,轴线无偏位,养护情况良好。
钢筋混凝土框架的子分部通过验收。
本工程砌体为填充墙砌体,砌体与混凝土柱的连接,采用化学植筋连接,经抗拉拔试验检测,均符合规范要求。
墙体施工均按规范要求进行。
经检查填充墙体平整度、垂直度符合规范要求。
填充墙砌体子分部通过验收。
3)建筑装饰装修分部工程:本工程楼地面均为水泥地面,经检查局部有起砂现象,经整改返修,楼地面无明显起砂、裂纹、脱皮、麻面等情况,表面洁净,地面子分部通过验收。
本工程为塑钢窗。
门为卷帘门等,均有质保书或合格证。
经检查开启灵活、窗明、地净,门窗子分部通过验收。
本工程的内外抹灰分项均无脱层、空鼓、面层爆灰和裂缝现象,粉刷表面光滑、洁净、接槎平整,内外墙的涂料工程分项及油漆分项的涂料和油漆均有质量保证书,色泽均匀,颜色符合有关要求。
内外抹灰子分部通过验收。
不锈钢扶手与栏杆固定牢固、无松动,接头平滑无毛刺现象。
扶手、栏杆子分部通过验收。
4)屋面分部工程:本工程屋面为现浇钢筋混凝土平屋面,屋面保温材料有合格证,卷材有质量保证书,其铺设的搭接均按规范施工。
本工程的屋面分部,经检查存在局部有渗水现象,经整改返修并经屋面淋水试验检查,检查结果未发现有渗漏现象,本分部通过验收。
5)建筑给排水分部工程:整个系统能严格按图施工,给排水孔留位置基本符合设计要求,水平、垂直偏差均在允许范围内,排水管道安装符合设计要求,盛水通球、水压试验均符合要求,本分部通过验收。
6)建筑电气分部工程:混凝土板及砖砌体的墙中配管采用PVC阻燃电管,配管按图施工,配电箱按标高进行安装,安装结果符合要求,开关插座标高水平、垂直误差均在允许范围内,导线连接回路符合设计要求,线相间绝缘符合要求,开关动作准确,PE 专用线对地电阻值经抽检,电阻值均小于4欧,满足设计要求,本分部通过验收。
三、竣工预验收结论1.工程资料基本齐全。
2.根据现场检查情况,本工程未发现重大质量问题, 各分部工程质量均通过验收。
工程结构上未发现下沉、裂缝、变形等异常情况;对遗留的问题,在现场整改完成后,经过查验,已基本符合设计要求,满足安全和功能的要求。
因此,本工程具备了竣工条件、可通过竣工验收;3、本项目经参加预验收单位的综合述评意见,厂房二的质量等级建议评为合格。
同意业主组织竣工验收。
