甲方必须确保装修结果符合乙方实际运营需求及各项法规要求。

装修内容及装修标准请参见附件一Party A shall, according to Party B's specific requirements, be responsible for integrated basic decorations on the fourth floor of Building of Institute of Technology. Party A shall bear all costs and expenses arising therefrom, including but not limitedto materials purchase and labor costs etc. Party A shall ensure the result of decoration meets the requirement of Party B's actual operation and complies with all relevant laws and regulations.Please check Appendix 1 for Decoration details and related standard.1.2 甲方应于日前提供经乙方确认的,由专业设计单位制作的整套合格施工图纸;装修图纸请参见附件二Party A shall provide a complete set of construction drawings which are drawn by a professional design company and confirmed by Party B no later than . Please check Appendix 2 for Decoration Drawings.1.3 甲方将于日前按要求完成第一期装修中的4楼的部分运营区域(具体运营区域见附件三)并交付乙方验收使用;于日前按要求完成4楼剩余全部装修,经乙方评估后书面确认合格后方可视为通过验收。

Party A shall, prior to , complete part of operation area of 4th Floor in the First Phase Decoration (the specific operation area is described in Appendix 3) as required and deliver to Party for inspection and use; and shall complete the remaining decoration work on the 4th Floor, which shall only be deemed to have been accepted after Party B’s assessment and written confirmation of acceptance. Please check Appendix 3 for Appointed Area.1.4 甲方应确保装修所用材料均符合环保要求,对人体健康无害。

甲方应提供相关书面证明。

Party A shall ensure that all materials used in decoration comply with environmental protection requirements and do no harm to human health. Party A shall provide Party B with relevant written certificates.1.6 由于甲方在施工生产过程中违反有关安全操作规程和消防条例,导致发生安全或火灾事故,甲方应承担由此引发的一切经济损失。

如因甲方责任,不能按期开工或中途无故停工,影响工期,工期不顺延。

Party A shall be liable for all losses resulting from safety or fire accidents due to Party A’s violation of safe operation procedures and fire prevention rules during construction and production. In case the commencement of decoration is delayed or suspended without cause and the progress of the project is affected thereby due toParty A’s fault, the time of completion of work shall not be postponed.1.7甲方根据乙方实际需求及指示开启并完成装修工作,但乙方应当提前90天通知甲方以保证甲方有足够合理的时间完成装修。

Party A shall commence and complete the decoration work as per Party B’s actual requirements and instructions, provided, however, Party B shall give Party A a 90 days’ notice to ensure Party A has reasonably sufficient time to complete the decoration work.二、乙方义务 PARTY B’S RESPONSIBILITIES2.1乙方于本协议签订之日起10日内将包含房间隔断,内部装修要求等的平面图提供给甲方。

Party B shall, within 10 days of execution of the Agreement, provide to Party A the plan view of room partitioning and interior decoration requirements.2.2乙方每月向甲方分期偿付上述场地装修成本。

支付金额与支付期限参照主合同附件5装修费用分期支付金额与期限表。

Party B shall indemnify Party A for the above-mentioned decoration cost on a monthly basis. Please refer to Sums for Installment Payment of Decoration Cost and Payment Period attached thereto as Appendix 5 for sums to be paid and payment period thereof.三、材料供应SUPPLY OF MATERIALS甲方提供的材料:另拟补充附件<</span>甲方提供材料、设备表>甲方负责采购供应的材料、设备,应符合设计施工要求的合格产品,并应按时供应到现场。

乙方发现甲方提供的材料、设备有质量问题或规格差异,应及时向甲方提出,甲方仍要求使用的,由此造成工程损失,责任由甲方承担。

Material provided by Party A: (see the annex: “Table of Materials to be provided by the Owner”). If Party A acquires materials for the project, it should first check with Party B that the materials match to the design requirements, and once the materialsare in the care of Party B, then Party B is responsible for the materials. If Party A requires some materials which do not fit to the design then it shall be the responsibility of Party A to pay any additional costs incurred by Party B.四、工程质量及验收 QUALITY AND ACCEPTANCE OF WORKS4.1 本工程应符合<</span>建筑装饰工程技术规程>和市建设行政主管部门制定的其它地方标准\质量评定验收标准。
