5. 保险出租方有权购买保险，以保证房屋及其内部财产不受自然灾害的影响。
但保险费用由出租方与承租方协商决定。
如保险费用由承租方支付，则保险单应与本合同一起签订，并附于本合同附件中。
6. 违约责任6.1 如出租方要求本合同提前终止，应提前 60 天通知承租方。
6.2 如出租方未在约定时间内交付房屋，则应按日支付相应的赔偿金，被动延长租赁期。
6.3 租户出现以下情况之一的，视为租户违约，出租方有权解除合同或依法要求租户履行合同：（1）逾期未支付三个月及以上的租金；（2）未经批准随意搬离或终止合同；（3）将房屋部分或全部转租、转借第三人；（4）未经批准进行拆除、改造、装修等活动。
