第二条、租赁期限租赁期限为五年，即从2014年 3月 23日起至2021年3 月 22日止，租赁期限届满前50日由乙方向甲方提出继续承租的意向，乙方在同等条件下拥有优先承租权。
如果乙方不续租，在合同届满前20日甲方有权对租赁物按清单进行清查核对，按期收回。
第三条、租金及各种款项支付1.乙方须向甲方支付人民币..万/年( .万元/年)的租赁费，..年共计人民币..万元整( 万元整)，乙方在合同签字之日预付一年半租金..万元(..万元整)，第二年剩余半年租金在2021年4月1日前付清，然后剩余租金每年一付,且必须在每年四月一日前一次性将当年四月一日至次年四月一日的租金付清。

3.钢渣原材料协调工作由甲方负责，乙方须向甲方支付每吨钢渣原材料4元的转让费，如某月乙方原材料使用量达到一万五千吨以上，那么当月的转让费以每吨3元的标准收取，费用按月结算，次月2日之前将上月转让费一次性支付给甲方。
在协调中所产生的协调费由乙方自行承担。
4.场地上现有钢渣原材料的处理：乙方购买。
场地上现有新渣共计吨，每吨27元，总价元(大写)，须在2014年5月1日之前一次性付清;老渣共计吨，每吨27元，总价元(大写)，须在2014年6月30日之前一次性付清;水渣款共计 10万元(拾万元整)，也须在2014年6月30日之前一次性付清。
5.每月渣款及电费须由乙方提前预付。
每月电费按月由乙方自行到相关部门预付，一个月用电最大总量是多少就须交多少预付款。
如因未提前预付而造成的影响，由乙方承担全部责任。
渣款按照 .通知时间提前预付。
第四条、租赁期间的相关注意事项1、在本租赁合同生效之日起，甲方将租赁物按现状交付乙方使用，且乙方同意按租赁物及设施的现状承租。
2、乙方在租赁期限享有租赁物所属设施的使用权。
3、乙方应负责租赁物内专用设施的维护、保养，并保证在本合同终止时设施以可运行状态随同租赁物归还甲方。
甲方对此有检查监督权、索赔权。
4、乙方对租赁物负有妥善使用及维护之责，对各种可能出现的故障和危险应及时清除，以避免一切可能发生的隐患。
装载机及厂内所有设备必须在租赁场地内从事钢渣洗选辅助专项工作，不得开出场地外从事经营或其它工作，不允许外借他人使用，如违反造成损失均由乙方承担，违反此条甲方有权收回相关设备。
5、乙方在租赁期限内应爱护租赁物，因乙方原因造成租赁物损坏，乙方应负责维修，维修费用由乙方承担。
6、在租赁期间，乙方自负盈亏，所产生的一切债务与收益均与甲方无关。
同时甲方在租赁前的债务也与乙方无关。
7、厂内的主要设施(房屋、堡坎、设备)等不得随意改动，如需改动须取得甲方的同意。
第五条、甲方权利与义务1、应按约定为乙方提供场地、相关配套设施、各种证照及相关经营条件。
各种证照(营业执照、税务登记证、环保、组织机构代码证)有关合法生产的手续，在国家政策允许的范围内由甲方负责。
如遇到国家政策性变动,一切按照国家政策执行。
2.监督乙方对租赁物,场内附着物的正确使用，负责协调周边关系，所产生费用由乙方负责。
第六条、乙方权利和义务1、有权监督甲方履行合同约定的各项义务。
2、应按期支付租金并承担因生产经营活动产生的各项费用。
3、应爱护并合理使用场内的各种设备，同时应定期对通往场内的道路进行维修，如需改动各种设备应先征得甲方书面同意，造成损坏的应承担修复和赔偿责任。
4、遵守甲方要求，场地设备均不得转租、转让、变卖。
5、在租赁期内,该厂的一切责任事故(生产用电、生活用电、工人各种安全、运输安全等)及相关责任由乙方全权承担。
包括厂外五百米十千伏输电线路和变压器的安全责任也由乙方承担。
6、乙方在租赁期间须严格遵守执行有关制度，积极配合有关部门做好消防工作，须做好员工的宣传和管理，不能在厂内及厂周围随便用火，一旦造成火灾等事故，责任由乙方全权承担。
7、在租赁期间乙方不得擅自终止现有业务(二基地钢渣洗选)，如需终止须与甲方协调一致后方可终止，否则按乙方违约处理。
8、如乙方需拓展业务范围，须经甲方同意后方可进行，且不能造成环境污染，同时在政策允许且不影响场地功能的前提下，乙方可在场内增加设备。
如因拓展业务或增加设备而需办理相关手续的,全部手续由乙方按有关规定申报办理,由此而所应交纳的全部费用由乙方自行承担，所造成的相关责任也由乙方承担。
第七条、租赁场地、设备交还合同期满后,在合同期内乙方新增设备由乙方从租赁场地拆除并自行处理，租赁甲方的设备归还甲方。
乙方应于租赁期满之日前将租赁场地以租赁前原貌，返还甲方。
同时租赁的设备也要以能正常生产的良好状态交还甲方。
乙方未按照约定交还的，甲方有权采取措施予以收回，由此造成的损失由乙方承担。
第八条、合同的解除乙方有下列情形之一的甲方有权解除合同，由乙方承担违约责任，且租金不予退还。
1、未按约定使用场地、设备、经甲方3次书面通知未改正的。
2、利用场地加工、制造违禁物品的。
3、将场地擅自转租、转让、转借给第三人，或和其它人交换场地。
对设备设施随意拆卸、转借、转租。
4、逾期3日未支付合同中规定的任何款项。
5、违反本合同的约定，拒不接受甲方监督纠正。
在合同期内如有征用土地的情况出现，甲方投资的由甲方受益，乙方投资的设备由乙方受益，本合同自动终止。
第九条、争议解决方式。
本合同如发生争议，由双方协商解决，协调不成的可依法向合同签署地人民法院起诉。
第十条、违约责任1、甲乙双方自愿达成以上合同，双方都必须遵守以上合同内容。
如有违反须承担相应的法律责任并向守约方支付违约金30万元，且守约方有权终止合同。
2、任何一方不履行或迟缓履行本合同规定的义务是源于不可抗力事由，可免除其承担违约责任。
3、本合同所指的不可抗力事由包括： (1)地震、天灾、火灾等不可抗力事由。
(2)战争及政治。
(3)不可抗力事由发生后，不履行或迟缓履行本合同的一方应当在15个工作日内将有关情况及时书面通知对方，凡违反此义务而给他方造成损失的，则应当承担赔偿责任。
第十一条、该合同一式两份,甲乙双方各持一份, 由双方签字盖章生效，附件与本合同具有同等的法律效力。

若乙方不履行租房合同，则押金不予返还;若甲方不履行租房合同，则应将押金全额返还并赔偿乙方壹个月的租金费用作为因租房造成的损失。
但因市容整顿和市政动迁而无法续租的房屋除外，甲方可不作任何损失赔偿，此合同即可终止。
2、租借期内，无特殊情况，甲乙双方不得私自随意加减租金和更改终止合同租借期。
