除了微气候之外，大楼还采用了一套特 殊的系统，释放滞留的热量。 设计团队在建筑外膜的顶部安装了通风 天窗，可起到烟囱的作用，让最热的空 气从上方溢出，同时形成一股上升气流。 随着热空气的溢出，温度较低的空气也 会由建筑底部上升，形成空气流动和自 然通风。 埋在地底三公尺的导风管則把空氣從地 面引入，利用温室的原理達到冬暖夏涼 的效果，全年室溫維持在攝氏15到17度。

第一个方案由三个要素体块组成，其中最高的一个体块被规划在东南角，有着逐渐削减的剖面，其高度在北 侧和西侧沿着冬至日太阳高度角降低。这个形状像半圆形新月的要素体块由中间的两个长方形轮廓的建筑体 块来补充所需要的面积。从体积上说，这个方案比第一个方案创造了多得多的可使用面积，但是从建筑角度 说，它失去了一座单体建筑的简洁和纯净。从空间上说，这座建筑失去了重点，失去了聚焦的核心。

精品酒店坐落在项目的巅峰楼层，只有通过街道 层进入酒店入口门厅，再进入全玻璃的穿梭电梯， 方可进入这里。酒店拥有 120 个豪华套间，其 中 50% 的房间面积从 72 ～ 144m2 递增，另有 一个阔达 500m2 的总统套间。每一间大型客房 均配备有宽展的室外露台和私人游泳池。一个玻 璃和钢构成的蚕茧形的结构体，栖迟在最高的尖 顶，这就是悬浮的空中酒吧，整个项目的压轴大 戏。从这里，主宾尽享脚下的城市与寥廓的远景： 惊险而又充满戏剧性。
四层的零售商场在设计上别出机杼 ：有三个直通 底层的楼层——最低者就是下沉庭园，60m 高的 中庭底面 ；一层日常街道可达的地面层 ；还有一 个顶层与公共步行悬索吊桥相通，斜着跨过整个 基地。零售商场这样绕中庭盘旋而上，完全对外 开敞，将全无遮拦的视野献给来客，纵览整个项目， 畅达四界。
整个项目的核心所在，是跨达 235m 的悬索步行 桥——在世界上也是同类步行桥中的魁首。作为 一条面向公众的大道，它提供着振奋人心、别具 一格的空间体验，使得侨福绿地集团成为一个昼 夜不息、访客络绎的都市胜地。
方案设计 形式追随功能，是对北京这座侨福绿地项目设计 的最佳总结。从 2001 年构思起，本项目就对“光 的权利”体现着本质的尊重 ：创造一种建筑形式， 成为环保可持续设计的传神写照与驱动力量。
建筑形式塑成的线索，是法律对最小日照时间的 强制要求 ：西向与北向的邻里，每一扇窗户在冬 至日取得的无遮挡日照时间均不得短于 1 小时， 这就决定了房檐与建筑高度、屋顶坡度以及与相 邻建筑的分立关系。尽管邻里受到的日照损失能

为了降低建筑总能耗，设计团队做出了显著努力， 得到了极大的首肯 ：美国绿色建筑协会为本项目 颁发了 LEED 铂金绿色建筑认证。在 2012 年完 工之时，这座 LEED 铂金级别的建筑正式拉开了 中国大型“绿色”综合开发项目的序幕。

2000 年岁末，北京市中心，来自香港的侨福集团 为一座地标性建筑提出了一项挑战性的策划，旨在 改变大型综合商业开发项目的成规。它所引得的 回应，也是一项时尚、节能且环保的设计，由徐 腾（Winston Shu）领衔的香港建筑事务所 IDA 一手命制。整个开发项目有微气候调节，运用与北 京季候变化相一致的可持续自然手段，实现了水准 空前的热舒适度与灵活的使用空间。
先进的技术与这座建筑整合于一体，这对一个商 业项目来讲，是独一无二的。在这个庞大而封闭 的建筑之中，微气候围护罩创造出了全年不息的 自然通风，这在室外温度较为适宜的那半年时间 里体现得尤为显著，届时四座办公楼均受自然通 风降温之惠。在一年的其他季节里，办公楼也应
用了可逆转换能的空调节能 HVAC 系统，即将 地板下空调与水冷吊顶统合起来，以备冷暖之需。 这种革新而节能的 M&E 与 HVAC 系统设计，以 这种规模投入商业开发项目的使用，在世界上乃 是首例。

项 目 由 四 座 建 筑 组 成， 位 于 一 座 下 沉 庭 园 之 中， 低于毗邻街道地平面 9m。所有的建筑彼此独立， 中间是一个 L 形的满光中庭，宽达 24m ；其中有 空中花园、露台、廊桥彼此穿插错落，均在一道
钢、玻璃与充气 EFFE 窗帘一体的围护罩庇护之内， 不使暴露于外部环境中。这一道围护罩，本质上 是一层天气保护层，通过对传热、噪声、空气污 染等诸方面的隔离和对太阳能、室内外通风的调 控，控制着整个项目的微气候。
得到补偿，设计团队仍力求遵守环境的要求，拒 绝产生这样的妥协。
在为这个 200 000m2 的项目寻求更好的室内环 境 的 回 应 中， 蚕 茧 —— 城 中 城 的 概 念 应 运 而 生。 这是在向巴克明斯特·富勒眼中的世界致敬—— 在那时，设有一个横跨广袤空间的围护罩，呵护 着一个城市，使得其中居民免于污染的侵扰，是 一个乌托邦的构想。四十年后的今天，在技术的 阔步前进之上，侨福绿地集团对这一图景做了重 新演绎，为 21 世纪中国绿色建筑设置了新的零线。
