美国LEED绿色建筑认证,是美国绿色建筑委员会U.S Green Building Council建立并推行的“绿色建筑评估体系”,美国LEED体系是一个国际性绿色建筑认证系统。

我国在2006年3月颁布了《绿色建筑评价标准》(GB /T500378 –2006), 这是我国批准发布的第一个国际性的绿色建筑认证系统。

1998年由美国绿色建筑委员会(非政府、非盈利组织)。

建立了LEED认证组织,开始了绿色建筑认证工作。

LEED主要为建筑及社区提供第三方的认证。

建筑或社区若在节能、节水、减少二氧化碳排放、提高室内生活品建筑的评价指标体系。

质及节材方面有突出的性能,则有机会获得LEED 认证。

目前,国内已有专门的咨询机构可以进行美国LEED绿色建筑认证,如中国建筑科学研究院上海分院、绿色建筑与生态城研究中心等等。

LEED认证体系构成LEED认证几乎适用于所有的建筑类型——无论是商业建筑还是住宅建筑,其认证体系包含:面向新建筑的评估体系——LEED for New Construction 简称LEED-NC 提倡业主与租户共同发展——LEED for Core & Shell 简称LEED-CS 针对商业内部装修——LEED for Commercial Interior 简称LEED-CI 强调建筑运营管理评估——LEED for Existing Building 简称LEED-EB 住宅评估——LEED for Home 简称LEED-H社区规划与发展评估——LEED for Neighborhood Development简称LEED-NDLEED-NCLEED-NC主要用于新建商业办公建筑,但是该评价体系同样适用于其它一些类型的建筑,如公用事业建筑(图书馆,博物馆,教堂等),酒店以及可居住层数大于或等于四层的住宅建筑。

国外主要绿色建筑评价体系解析绿色建筑是在建筑的全寿命周期内,最大限度地节约资源、保护环境和减少污染,为人们提供健康、适用和高效的使用空间,与自然和谐共生的建筑。

绿色建筑的实践毫无疑问是一项高度复杂的系统工程,不仅需要建筑师具有生态环保的理念,并采取相应的设计方法,还需要管理层、业主都具有较强的环保意识。

这种多层次合作关系的介入,需要在望个过程中确立明确的评价及认证系统,以定量的方式检测建筑设计生态目标达到的效果,用一定量指标来衡量其所达到的预期环境性能实现的程度。

1 英国BREEAM1990年世界首个绿色建筑标准—英国建筑研究组织环境评价法(Building Research Establishment Environmental Assessment Method,BREEAM)发布。

英国建筑研究组织环境评价法是由英国建统研究组织(Building Research Establishment,BRE)和一些私人部门的研究者共同制定的。

BREEAM评估对象有新建建筑及既有建筑,并针对不同建筑类型有着不同版本评估标准,主要建筑类型包括有:办公建筑、住宅建筑、轻工业建筑厂房、福利院、养老院、学生宿舍、法庭建筑、监狱建筑、零售商铺和购物中心、学校建筑、保障性住宅建筑等。

其中住宅建筑,也有多个版本:(1)英国政府可持续家居标准,于2007年4月取代ECOHOMES用来评估英国新建住宅;(2)ECOHOMES用于评估英国以外的新建住宅;(3)BREEAM Multi-Residential用于评估多单元、有公共设施的住宅小区。

LEED领先能源与环境设计(Leadership in Energy and Environmental Design,LEED)是美国绿建筑协会在2000年设立的一项绿建筑评分认证系统,用以评估建筑绩效是否能符合永续性。

宗旨是在设计中有效地减少环境和住户的负面影响。

目的是规范一个完整、准确的绿色建筑概念,防止建筑的滥绿色化。

这套标准逐步修正,目前已适用于新建案、既有建筑物、商业建筑内部设计、学校、租屋与住家等,评分项目包括能源使用效率、土地规划使用、省水和回收、再生能源、建材回收与室内空气品质等。

LEED由美国绿色建筑协会建立并于2003年开始推行,在美国部分州和一些国家已被列为法定强制标准。

由美国绿色建筑协会建立并推行的《绿色建筑评估体系》(Leadership in Energy & Environmental Design Building Rating System),国际上简称LEEDTM,是目前在世界各国的各类建筑环保评估、绿色建筑评估以及建筑可持续性评估标准中被认为是最完善、最有影响力的评估标准。

LEEDTM自建立以来,根据建筑的发展和绿色概念的更新、国际上环保和人文的发展,经历了多次的修订和补充,2003年正式推出2.1版。

从最初的只针对公共建筑,发展到可用于既有建筑的绿色改造标准LEED-EB、商业建筑绿色装修标准LEED-CI、目前正在致力于开发专用于住宅建筑的LEED-RB。

LEEDTM是自愿采用的评估体系标准,主要目的是规范一个完整、准确的绿色建筑概念,防止建筑的滥绿色化,推动建筑的绿色集成技术发展,为建造绿色建筑提供一套可实施的技术路线。

LEEDTM是性能性标准,主要强调建筑在整体、综合性能方面达到建筑的绿色化要求,很少设置硬性指标,各指标间可通过相关调整形成相互补充,以方便使用者根据本地区的技术经济条件建造绿色建筑。

虽然LEEDTM为自然采用的标准,但自从其发布以来,以被美国48个州和国际上7个国家所采用,在部分州和国家已被列为当地的法定强制标准加以实行,如俄勒冈州、加利福尼亚州、西雅图市,加拿大政府正在讨论将LEEDTM做为政府建筑的法定标准。

LEED认证、绿色建筑认证、日本CASBEE等世界地绿色建筑评估体系比较2011-06-27 10:11美国-LEED(Leadership in Energy & Environmental Design Building Rating System)由美国绿色建筑委员会(USGBC)制定,最初版本LEED V1.0颁布于1998年,2000年LEED V2.0获准执行,2009年4月27日开始应用LEED V3版本。

(目前市场上常用的是LEED V2.2版本)为适应建筑的自身发展,LEED体系做了细化,包括LEED-NC、EED-EB、LEED-CI、LEED-CS、LEED-ND、LEED-H等,另外还有一些地方性版本及军事版本。

评估指标及权重:LEED主要包括可持续的场地设计、有效利用水资源、能源与大气、原材料和资源、室内环境质量、创新和设计等6大项评估指标,其中每个大项包括2-8个评价子项,共41个指标,满分69分;其特色是:有的大项前还有1-3个必须遵照的前提条件,不满足则无法评估。

根据得分卡总分,确定项目所达LEED绿色建筑类型,如认证级、银级、金级、铂金(白金)级。

英国-BREEAM(Building Research Establishment Environmental Assessment Method)BREEAM评价内容包括三个方面:1)核心表现因素、2)设计和实施、3)管理和运作。

评价对象:任何新建建筑和既有建筑。

评价条目包括管理、能源、健康舒适、污染、交通、土地使用、生态、材料、水资源九方面。

评估方式及等级划分是当建筑物通过或超过某一项指标基准时,就会获得该项分数;每项指标分值统一,评分标准根据评价内容有不同规定。

BREEAM按照得分给予四个主要级别的评定,分别是“通过”、“好”、“很好”和“优秀”。

在2004年BREEAM办公建筑版本中,建筑最高可能分数为996分。
