万达房地产固定资产管理问题及分析

摘要

固定资产管理是企业经营管理的重要组成部分，是提高企业经济效益的重要途径之一。固定资产是企业生产工具，是生产力要素之一。无论是国有企业、股份制企业、民营企业还是其它所有制形式的企业，其固定资产结构、状况及管理水平是影响企业竞争力的重要因素。固定资产作为企业长期投资，特别是企业的房地产、设备等固定资产，必须不断优化结构，减少因管理不当而导致其收益率的减少。

固定资产是企业进行生产经营的必要条件，是企业实现经济效益不可或缺的主要生产资料。企业的发展离不开固定资产的管理，解决固定资产管理中的问题、提高固定资产管理水平和经营效率，是企业实现良性发展的首要条件。本文对万达房地产公司的固定资产管理进行了分析研究，提出了其管理中存在的问题，最后提出了具体的对策，具有一定的借鉴意义。

Abstract

Fixed asset management is an important part of enterprise management is to improve the economic efficiency of enterprises is one important way. Fixed assets are the production tools, is one of the factors of production. Whether it is an important factor in the state-owned enterprises, joint-stock enterprises, private enterprises or other forms of enterprise ownership, its fixed asset structure, condition and management of the impact of the competitiveness of enterprises. As a long-term business investment in fixed assets, especially corporate real estate, equipment and other fixed assets, must constantly optimize the structure, reducing the lead to improper management and reduce their yields.

The fixed assets is necessary for the production and operation of enterprise, is the enterprise to realize the economic benefit is the indispensable main production data. Enterprise's development cannot leave the management of fixed assets to solve problems in fixed assets management, improve the efficiency of fixed assets management and operation, is the first condition of enterprise to realize benign development. This paper analyzes the wanda real estate company's fixed assets management study, put forward the problems existing in the management, finally puts forward the specific countermeasures, has a certain reference significance.
