物业管理常见运作模式

摘要

作为对物业实施管理的基本框架结构，物业管理运作模式的选择与确定具有举足轻重的作用。管理运作模式不仅是一个管理策略的问题，也是一个流程与方法的问题。由于物业本身的特殊性和重要性，选择何种管理运作模式来对物业实施管理，直接关系到各管理模块之间的协调、链接及管理与服务品质的提升。因此，管理运作模式的选择确定是物业管理的一个基础性工作，是调度、串联、优化各个管理环节的核心。

企业发展战略，是为企业的长期生存与发展所做出的未来一定时期内的方向性、整体性、全局性的定位、发展目标和相应的实施方案。在物业管理企业内部建立合理、科学、可行的企业发展战略系统，对提高物业管理企业核心竞争力及可持续发展能力都是很有必要的。本为主要论述现代常见的几种物业企业的运作模式及它们和企业发展战略的关系。本文第一部分对物业服务企业的标准化运作模式、强化“经营”的物业运作模式和以人为中心的物业管理运作模式三种物业管理运作模式进行简单论述，第二部分结合企业的运作模式论述物业管理企业的发展战略。

ABSTRACT
