ALTERATIONS AND IMPROVEMENTSAny alterations or improvements made to the property by the Tenant during the term of this lease must be agreed in advance and in writing by both parties. At the end of the lease term, any permanent modifications made by the Tenant shall be restored to their original condition, unless otherwise agreed.6. SUBLETTING AND TRANSFER OF LEASEThe Tenant is not authorized to sublet or transfer this lease to any third party without prior written consent from the Owner. Any such subletting or transfer must be agreed upon by both parties and documented in writing.7. PROPERTY DAMAGE AND LIABILITYThe Tenant shall be responsible for any damages caused to the property during their occupancy, except for those resulting from normal wear and tear. The Tenant shall also be liable for any loss incurred by the Owner due to violation of this lease agreement by the Tenant.8. EARLY TERMINATIONEither party may terminate this lease early by giving a written notice to the other party, stating the reason for early termination and subject to mutual agreement between both parties regarding any compensation due to either party resulting from such early termination.9. VACATION AND RETURN OF PROPERTYAt the end of the lease term, the Tenant shall vacate the property and return it in its original condition (with reasonablewear and tear) to the Owner. Any delay in returning the property may result in additional charges to the Tenant.10. 租赁合同Tenancy Contract租赁合同Tenancy Contract出租方(甲方):Landlord (Party A):承租方(乙方):Tenant (Party B):甲、乙双方在自愿、平等、互利的基础上,经协商一致,就乙方承租甲方物业事宜,订立本合同。
Having reached unanimity through consultations, Party A and Party B, on the basis of voluntariness, equality and mutual benefit, have entered into this Contract in respect of Party A leasing the Premises to Party B.一、租赁物业Leased Premises1.1 甲方将坐落于(以下简称‘该物业’)出租给乙方使用,该物业建筑面积为平方米。

The leasing term of this contract shall be calendar months,commencing from to .2.2 租赁期满,甲方有权收回该物业,乙方应如期归还;乙方如要求续租,须在本合同期满前 1 个月向甲方提出书面申请,经甲方同意后重新签订租赁合同。
On expiry of this lease, Party A has the right to take back the Premises, and Party B shall return the Premises on time. If Party B wishes to extend the lease, Party B is required to give written notice to Party A one months prior to the expiry of the lease and subject to Party A and Party B’s consent, a new leasing contract shall be signed.三、租金及保证金Rental and Deposit3.1 租金为每月元人民币,租金含物业管理费,发票。

3.2 乙方应予签署本合同后五日内向甲方支付相当于一个月租金的金额,即人民币_______元,作为保证金,甲方应出具收据给乙方。
在租赁期满,乙方如期交还该物业,并付清居住期间所有租金和其它费用后十五天内,甲方应将保证金无息退还乙方。
Within five days after the signing of this Contract, Party B shall pay to Party A as Deposit, which is equivalent to one months’ rental, and Party A shall issue a receipt for the said value. At the expiration of the Contract, Party A shall refund the Deposit to PartyB without interest within 15 days after Party B has returned thePremises and paid all the rent and other expenses for the terms that Party B has occupied the Premises.3.3 乙方应在每月日前支付该月租金,若乙方在租金到期后十五天仍未支付,每逾期一天,则乙方应按日租金的支付滞纳金。
若超过三十天未付,则视乙方自动退租并构成违约,甲方有权收回该物业,没收保证金并追究相关损失。
Party B shall pay the rental on or before the day of each calendar month. If the Rent has not been paid within 15 days of its due date, Party B shall be required to pay a late penalty fee equal to ______of the rental per day for each day of delay. If the rental has not been paid more than 30 days after the due date,Party b will be deemed to have automatically terminated the leasing resulting in a breach of the Contract, Party A will be entitled to take back the Premises, retain deposit and seek related losses.3.4甲方在收到租金后五天内应提供给乙方正式发票,若甲方在月底前仍未提供乙方发票,则乙方有权延迟支付下月租金直至收到正式发票。
甲方有责任根据税务局和/或房管局的规定、要求和有关程序支付相应的有关租赁房屋的税款。
Party A will issue an official invoice within 5 days after receiving the rental. If Party A has not issue an official invoice by the end of themonth, Party B has the right to delay the payment of the followingmonth’s rental until the invoice of the said month is received. PartyA is responsible for complying with regulations, requirements andprocedures originating from the Tax Bureau and/or Housing Bureau related to the taxes of the rent of the Premises.3.5甲方的银行帐户资料:户名:账号:银行:Party A’s bank account information:Name:A/C No.:Bank:收取租金时,房东的银行所收的手续费由房东支付。
T he remittance fee charged by the Landlord's bank for receivingshould be paid by the Landlord.四、出租人的责任Landlord’s Responsibilities4.1 甲方须按时将出租物业及家具电器(见附件一)以良好的状态交付给乙方使用。
Party A should deliver on schedule the leased property and thefurniture and appliances (refer to Appendix I) in good condition toParty B.4.2甲方应确保或责成物业管理公司对物业及其公共设施进行定期维修保养,包括4.3但不限于物业内的空调、上下水管、电线电缆、煤气管道、通讯及有线电视等设施,使之处于正常的使用状态。
Party A should guarantee or order the property managementcompany to carry out maintenance and repair of the said premisesand the facilities in good and proper operation regularly, includingbut not restricted to air-conditions, water pipelines, wires and cables, gas pipelines, communication and cable TV etc.4.3 房屋基本设施和结构损坏时(不包括乙方损坏的家具和器具),甲方必须在24小时内提供维修服务或给予乙方答复,并承担相关的费用。
In case of the basic facilities and structure of the premises beingdamaged (not including furniture and appliances damaged by PartyB), Party A shall repair or respond to Party B’s complaints within 24hours, and bear all costs related thereto.4.4 甲方在此声明及保证甲方为出租房屋的合法拥有人并有合法地位出租此房屋给乙方。
就本合同及出租此房屋于乙方之事,甲方已取得所有有关机构的批准,包括政府批准及抵押权人的同意。
甲方于本合同所做出的声明与保证,如有错误或违反者,甲方须就因此而对乙方引起的任何损失、损害、支出及费用对乙方做出全额补偿。
Party A hereby represents and warrants that Party A is the legal owner of the leased property and has the necessary capacity to lease the property to Party B. Party A has also obtained all the necessary authorizations from all relevant authorities in respect of this Contract and the leasing of the property to Party B, including government approval and/or mortgage consent. Party A shall be liable to keep Party B fully indemnified against any costs, expenses, losses and damages incurred and suffered by Party B as a result of any breach of Party A’s representations or warranties herein.4.5如在租赁期内,租赁房屋发生所有权全部或部分转移,和其它影响乙方权益的事情时,甲方应保证所有权人或其它影响乙方权益的第三人,能继续遵守本合同所有条款。
