如乙方在已经办理了退房手续支付所有的费用后十五个工作日内未收到甲方归还的全额押金,则视为逾期未归还押金,每逾期一天超出归还日期后未支付,乙方须按日加付租金 3 %的滞纳金。
The two months’ deposit shall be returned to Party B in fullwithin 15 working days after the check-out procedure has beenhandled. If Party B did not receive the full amount of depositafter Party B has already paid all the relevant expenses within 15working days, Party A should be liable to pay a penalty fee equalto 3% of the rent per day.五、租金:Rent:5.1双方议定租金为每月人民币圆整包括物业管理费,发票税金,有线电视和卫星电视安装和使用费,电话及宽带的安装费用。
The rent agreed to by both parties during the lease term is RMBper month inclusive of management fee, invoice tax, cable TVand satellite TV installation & usage fee, telephoneinstallation, broadband installation fee.5.2乙方应提前支付甲方每月的租金,应在每月的第天或以前汇至甲方指定的银行帐号,支付租金日期以乙方汇出日期为准。
乙方应以人民币形式支付租金。
甲方需提供租金的付款通知单予乙方。
Party B hereunder shall pay each month’s rent in advance, on orbefore the day of each calendar month, by transferring theamount of such rent to a bank account designated by Party A. Thedate of transfer shall be the date of payment. Party A shallprovide debit note on rental.乙方须于年月日或在此之前,支付从年月日起至年月日(包括首尾两日)的首期租金人民币On or before , Party B shall pay to Party A therental for the period from to (inclusive), in the amount of RMB .5.3如租金逾期支付,每逾期一天超出付款日期后七天仍未支付,乙方须按日加付租金3 %的滞纳金。
如超过15天未付则视为乙方自动退租,构成违约,甲方有权收回出租房屋,并追究乙方违约责任。
If the rent shall be unpaid for seven (7) days after the rentshall become due and payable, Party B shall be liable to pay alate penalty fee equal to 3% of the rent per day. If the rent hasnot been paid more than 15 days after the due date, Party B willbe deemed to have automatically terminated the tenancy resultingin a breach of this Agreement. Party A will then be entitled totake back the leased property and have recourse against Party Bfor breach of contract.六、保证金:Security Deposit:6.1为确保租赁房屋及其设施之安全与完好及租赁期内相关费用之如期结算,乙方应在甲方提供该租赁房屋的产权证复印件(或预售/预租许可证)支付给甲方二个月租金额及管理费的租赁保证金计人民币圆整,做为乙方确保合同履行之保证金,保证金的支付日不得晚于起租日。
乙方可以人民币形式支付保证金。
甲方应在收到保证金的七个工作日内提供相应的正式收据给乙方。
To ensure the welfare and good condition of the leased property aswell as the prompt payment and settlement of all related chargesduring the term of the tenancy, Party B agrees to pay Party Asecurity deposit equal to two months’ rent and management fee inthe amount of RMB as security for PartyB’s hereunder once the copy of ownership certificate (or pre-sell/ pre-lease permit) of the premises is provided. Party A shallprovide the formal receipt to Party B within 7 working days afterreceiving the deposit.6.2除合同另有约定之外,甲方应于租赁期满或此合同提前终止之日且双方确认该租赁房屋的归还和乙方付清所有相关费用后的十五个工作日内将保证金全额无息退还乙方。
Unless otherwise provided in this Agreement, Party A shall returnto Party B the entire security deposit without interest in 15working days after expiration of the tenancy or earlydetermination of this Agreement and both parties have confirmedthe return of the premises and Party B has paid all relatedoutstanding fees.6.3甲方因乙方违反本合同的规定而受的损失,可在保证金中扣抵合理数目,不足部分乙方必须在接到甲方付款通知后十天内补足。
