房地产项目投资风险分析与研究

摘要

论文通过对房地产投资基本形式和基本特点的介绍,结合房地产投资现状和今后发展趋势的市场环境分析,阐明了房地产投资的市场前途。建立房地产投资应遵循的基本原则,并结合工作实际对现阶段房地产投资机会的选择进行了详细探讨,辨析房地产投资面临的有利因素和不利条件。定性地分析了房地产投资风险问题,辨识风险的特征,并对房地产投资在获得土地使用权后的主要风险问题以及风险与投资收益的相互关系进行了分析,提出在风险因素干扰下,评估投资效益的经济技术指标和理论方法。通过一个详尽的房地产投资实例,说明该理论方法在投资风险评估中的应用,以及如何为投资决策提供依据和建议。根据风险评估与决策的实际需要,提出构建风险管理机构的模式,以利于及时调整和保障投资风险决策的正确实施。最后在结论部分,阐述了风险研究的长期性和风险决策的现实意义,对未来投资风险研究的趋势和方向进行了思考。

Abstract

The paper through to the real estate investment fundamental mode and the essential feature introduction, the union real estate investment present situation and the next development tendency market environment analysis, has expounded the real estate investment market future. The establishment real estate investment should follow the basic principle, and the union work was actual to the present stage real estate opportunities for investment choice has carried on the detailed discussion, debated analyzes the favorable factor and the adverse condition which the real estate investment faced. Qualitative has analyzed the real estate investment risk question, recognizes the risk the characteristic, and after obtained the land employment right to the real estate investment the main risk question as well as the risk and the investment income reciprocity has carried on the analysis, proposed under the risk factor disturbance, appraisal investment benefit economical technical specification and theory method. Through an exhaustive real estate investment example, explained this theory method in the investment risk assessment application, how as well as does provide the basis and the suggestion for the investment decision-making. According to the risk assessment and the policy-making actual need, proposed constructs the risk management organization the pattern, favor the prompt adjustment and the safeguard investment risk decision-making correct implementation. Finally were partial in the conclusion, elaborated the risk research long-term characteristic and the risk decision-making practical significance, has carried on the ponder to the future investment risk research tendency and the direction.
