北京政府先后颁发了《关于加快本市绿化隔离地区建设的意见》、《关于加快本市绿化隔离地区建设暂行办法》、《关于加快本市绿化隔离地区旧村改造和新村建设实施意见》等相关文件,确定了“以绿引资,引资开发,开发建绿,以绿养绿”的原则。
随着北京市“温榆河绿色生态走廊”工程的启动,特别是中国正式加入WTO、北京奥运会申办成功,温榆河流域开发建设将新的投资热点和经济增长点. 顺义区后沙峪位于温榆河流域,商机无限。
由北京XX房地产开发有限公司在北京市顺义区后沙峪镇开发建设低密度项目(以下简称“该项目”)。
二.项目历史条件1、宗地简介宗地位于顺义区后沙峪镇马头庄村,规划用地性为二类居住用地,可用来开发别墅外事型的居住性建筑。
宗地面积为340亩,北侧尚有400亩规划二类居住用地,因机场联络线未定而未有合作伙伴。
宗地北临京承高速与首都机场北门的联络线,东临后沙峪玉马教练场,西南侧为后沙峪镇罗马湖,交通便捷。
2、项目概况宗地由后沙峪政府与北京XX经济开发公司于1993年签订合作协议,历经十年,北京XX公司于取得顺义政府核发的国有土地使用证。
10月13日,XX公司与北京XX房地产开发有限公司签订了338亩土地转让协议。
后由XX公司对其175亩地进行土地变性,计委立项和规委规划意见书工作。
因多方面原因后沙峪镇政府考虑收回该块用地。
3、合作方式三、项目建设单位1、项目公司名称:北京XX房地产开发有限公司。
2、公司经营范围:在规划范围内从事“该项目”的开发与建设、商品房销售、物业管理等。

北运河河道干流长142.7km,总流域面积为6051 km2。
北京市界内主河长89.4km,流域面积为4250 km2,占总面积70%。
温榆河通州境内河道长14.5 km,流域面积25.2 km2,是通州与朝阳的边界河。
温榆河跨河施工简介

机场南线温榆河桥跨河施工作者:Wang Chengbao (王成宝) Gao Song (高松)Zhang Jianke(张建恪)(北京市公路桥梁建设集团有限公司,北京)【摘要】由于现况温榆河四季常流,河道内淤泥较深,均在1~4米范围,因此需采用抛石挤淤的方法达到围堰效果,回填材料采用拆迁房渣土。
围堰高度以高于河水顶面1~1.5米为宜,范围大于桥梁正投影面四周15米;盖梁施工采用抱箍法。
【关键词】河道,围堰,降水,抱箍1.工程概况机场南线(京承高速公路~东六环路)公路工程西起京承高速公路,东至东六环路。
由西向东分别与京承高速公路、京密路、规划温榆河大道、规划观景路、机场高速公路、机场辅路、规划机场二通道、规划壁富路、东六环路等主要道路相交,路线全长17.97公里。
全线共分为九个标段,本标段为第五标段,起止桩号为K7+300~K8+539,全长1239m。
在本工程中,Z1、Z4匝道及南、北主线共四座桥横跨温榆河。
2.工程现场地质、水文情况2.1地质情况根据北京市勘察设计研究院2005年10月所编制的《机场南线公路桥梁工程(京承高速~机场辅路)岩土工程初步勘察报告》,拟建场区所处的地貌为温榆河故道及河道漫滩区。
根据勘察钻探所揭示的地层条件,按成因年代勘探深度(最大孔深60.00米)范围内的地层划分为人工堆积层、新近沉积层及第四纪沉积层3大类。
2.1.1人工堆积层(第1大层):为深度0.50-3.5m厚的轻亚粘土填土、中亚粘土填土①层(温榆河河底主要为淤泥、淤泥深度约为1~4米)。
2.1.2新近沉积层(第2大层):在温榆河两岸标高为22.03-24.43m,在温榆河河中为13.33-16.13m,包括细砂、中砂②层,细砂、粉砂②1层,轻亚粘土、重亚粘土②2层,细砂、中砂②3层及中亚粘土、轻亚粘土②4层。

6. 地理概况周边自然资源十分丰厚,区内现状地貌为农田与耕地,缺乏可保留的自然植被,小区内以人工造景为主,毗邻温榆河水系,外围拥有大面积原生植被、大量成树,外环境较为有利。
二.气候及土壤资料该地区为温带大陆性季风气候,主导风向北风、西北风,年平均降水量570毫米,年平均蒸发量2000毫米。
原有地貌平缓,落差约2米,为温榆河北岸一片农田,适合植物生长三.基地社会概况及分析3.1 目前目前基地所在区域生活配套设施缺乏,周围2公里范围内没有商场、超市,但离高速公路不远,便利的交通条件可有限弥补。
